Editor's Note

Every room stands on a decision you make once.

We talk a lot about ceilings, walls and lighting in this trade — and almost nothing about the eight square feet under our own feet. Odd, considering it's the one surface every person in the house touches every single day, in every season, for the next fifteen to twenty years.

This issue exists because we kept having the same conversation with clients across Ranchi and Jharkhand: "just tell me what to put down." There's no single right answer — a Kota-stone verandah, a matte marble-look living room, a herringbone-laid study — but there is a right way to decide. That's what we've built here: the trends actually showing up on 2026 spec sheets, an honest ₹/sq ft map with no vendor spin, and the layered engineering that separates a floor that lasts twenty years from one that needs redoing in five.

Consider this less a mood board and more a foundation document — fittingly, since "Neev" is the Hindi word for exactly that. Read it before your next site visit. Send it to whoever's arguing with you about vitrified versus marble. And if a floor is on your mind, our design team is one call away.

The Signature Spread

Anatomy of a floor that lasts.

A beautiful surface is the last of five layers. Skip one, and the floor above it will eventually tell on you — cracked grout, hollow tiles, a plank that lifts in monsoon.

RCC STRUCTURAL SLAB LEVELLING SCREED — 30–50MM FINISH LAYER — TILE / STONE / PLANK FIG. 01 — TYPICAL TILE-ON-SLAB BUILD-UP, INDIAN RESIDENTIAL CONSTRUCTION
01 — FINISH LAYER

What you actually chose

Porcelain, PGVT, SPC, terrazzo or stone — the only layer anyone sees, and the one every trend in this issue is about.

02 — ADHESIVE BED

The layer that decides if it stays down

Large-format slabs need full back-buttering and a notched trowel, not the thin dab that gets away with smaller tiles.

03 — LEVELLING SCREED

Where "flat" actually gets made

A 30–50mm cement screed corrects the slab's imperfections — skip it under large-format tile and you'll see lippage within a year.

04 — WATERPROOFING

Non-negotiable in wet zones

Bathrooms, kitchens and balconies need a membrane here before anything else goes down — the single most skipped step on a budget site.

05 — STRUCTURAL SLAB

The actual foundation

Everything above answers to this layer. It's also where the name "Neev" comes from — root, foundation, the part no one sees.

The Cost Map

What each look actually costs, ₹/sq ft.

Material-only figures, before 18% GST, adhesive, grout and skirting. Large-format and pattern work add meaningfully to labour — treat these as the starting line, not the final quote.

How To Choose Without Regret

Trends are direction, not instruction.

Three rules keep every one of our clients safe from a floor they'll regret in three years.

Rule one

Durability first, looks second

A floor lives for decades. Choose the material that survives your household before you choose the one that photographs well.

Rule two

Match the finish to the room

Water and traffic decide the spec — not a Pinterest board. A glossy tile that looks perfect in a living room is a hazard in a bathroom.

Rule three

Budget for the mason, not just the material

Laying skill makes or breaks large-format and pattern work. A brilliant tile, badly laid, is still a bad floor.

Decision Flow

A quick way to shortlist a material by room.

Step 01 — Traffic

How busy is the room?

  • High: living, entry, kitchen
  • Medium: dining, study
  • Low: bedrooms, guest rooms
Step 02 — Water exposure

Does water reach this floor?

  • Wet: bathroom, kitchen, balcony
  • Occasional: entry, utility
  • Dry: bedrooms, living, study
Step 03 — Shortlist

Match to material

  • Wet + high traffic → anti-skid porcelain, stone
  • Dry + high traffic → large-format PGVT, terrazzo
  • Dry + low traffic → wood-look SPC, LVT, bamboo
